There is no doubt about it that buying a home today is more affordable than ever. Low mortgage rates, higher than normal inventory levels and low home values combine to make an ideal buyers market when it comes to real estate. If you already own a home maybe renting it out until the market stabilizes or improves makes sense. If you can hold on to your current home, cover its mortgage, and qualify to buy a new home, you could be in an ideal situation.
Examine the affordability levels of your new location. Is it less expensive to rent, or would a monthly mortgage payment be the same or less than paying rent? Find a Realtor that comes highly recommended and pick his brain. Get to know your new area and weigh the pros and cons of renting vs. buying heavily, after-all, buying real estate is a big investment.

If you’re thinking about selling your home in 2010, you might want to push your planning into high gear.
Even though the peak buying months have been in summer for the past decade, according to Forbes that trend could get pushed up by a season or two because of the newly extended $8,000 homebuyer tax credit, which requires buyers to make an offer on a home by April 30 and close by June 30th to participate. From Forbes:
“The beginning of the year is going to be make-it-or-break-it,” says (Trulia.com spokesman Ken) Shuman. “If you’re a seller, get your property listed as early in the year as you can.”
Obviously, that’s not going to work out for everybody. One reason the strongest sale months are in summer is because it’s easier on families with children in school, not to mention that weather plays a big role in how a move turns out.
But for those of you who are a little more flexible with your sell date, Forbes urges you to get your home ready as soon as possible for buyers who are forced to speed up their decisions to take advantage of the tax credit:
“This year, we’re anticipating sales will peak earlier,” says Nicole Hall, editor-in-chief of Lendingtree.com, an online mortgage comparison service. “The best time to get your house on the market will be February or early March, and maybe even earlier if you want to avoid competition.”
No, the weather most likely won’t be working in your favor, especially if you’re unable to showcase your normally superb landscape when it’s covered in a layer of snow. But the article notes that there still are ways to show off your home and yard, including sprucing up holiday decorations and keeping your sidewalks clear of snow and other debris.
Pay close attention to what your local market is doing, too. Hall urges sellers to read local real-estate blogs, while keeping an eye not only on price fluctuations, but also on the unemployment rate.
And before you get in a panic, just remember, as Forbes points out, “Nothing about the last few years in real estate has been traditional.”

Pending Home Sales Increase for the Boston Metro West Market – Wellesley, Natick, Newton Needham, Brookline, Weston and more!
This month the National Association of REALTORS released it’s December Pending Home Sales Index showing an increase of 1.0 percent in the index from November (seasonally adjusted) and a 10.9 percent increase from last year.
Here are highlights from the report:
- December’s pending home sales index (seasonally adjusted) was 96.6 (the index is based upon 100.0 being equal to the average level of sales activity in 2001 which we could call the last “normal” year) which was a 1.0% increase in the index from November and an increase of 10.9 percent from the year before.
- December’s not-seasonally adjusted index index was at 64.0, a 18.1 percent decrease from November and a 10.5 percent increase from a year ago.

Obama Plans to Introduce Legislation Offering Incentives for Energy Improvements to Homes
Energy efficiency and greener building practices have begun to take hold across the Country, spurring incentives that warrant making home improvements to existing homes as well as better practices for building new homes. Currently President Obama is considering federal incentives to homeowners who make energy efficient improvements to their homes.
President Obama had said that energy efficiency “creates jobs, saves money for families, and reduces the pollution that threatens our environment. With additional resources, in areas like advanced manufacturing of wind turbines and solar panels, for instance, we can help turn good ideas into good private-sector jobs.”
Providing incentives to home owners to make their properties more energy efficient will not only help the homeowner but help the economy, seen as two major players in exiting the recession that has affected our Nation’s economy.
The possible legislation could provide 50% rebates up to $12,000 in incentives for product costs as well as installation costs of energy efficient home improvements that could include appliances, insulation, solar products and more. The legislation is in the planning phase but is something Obama is planning on introducing.
